About Me
Lim Xin began her legal career as a pupil-in-chambers at one of Malaysia’s largest and leading law firms, where she was subsequently retained as an associate. During her practice as home-grown associate, she gained valuable exposure in dispute resolution, which subsequently shaped her legal analysis, risk assessment and solution-oriented approach in advising clients on complex property transactions and related legal matters.
She subsequently joined a boutique law firm in TTDI Kuala Lumpur where she further developed her expertise in real estate and conveyancing practice. She acted as a panel solicitor for leading property developers in Malaysia and was entrusted with managing various residential and commercial development projects under Schedule G, H and I of the Housing Development (Control and Licensing) Regulations. Her experience in handling high-volume property transactions, financing arrangements, perfection matters, and land-related advisory work strengthened her ability to navigate complex property matters and deliver practical solutions to clients.
Prior to joining Han Kuan & Co., Lim Xin founded her own legal practice specialised in conveyancing and property transactions. Her practice covers a wide range of sub-sale transactions involving residential, commercial, industrial and agricultural properties, where she has acted for both vendors and purchasers in transactions involving various title arrangements and financing structures. Her hands-on experience as both a practitioner and the founder of her own legal practice has further enhanced her ability to understand clients from both legal and commercial perspectives.
Her practice also extends to probate and letters of administration applications, will drafting, love and affection transfers, discharge of charge / deed of receipt and reassignment, tenancy matters, discharge and reassignment matters, replacement of lost titles in different states as well as financing arrangements for individuals, small and medium enterprises and corporations. She also drafts and advises on various commercial agreements including share sale agreement, employment agreements, non-disclosure agreements, memorandums of understanding and supplier agreements.
Lim Xin obtained her Bachelor of Laws from the Multimedia University and was admitted as an Advocate & Solicitor of the High Court in Malaya in 2018. She is fluent in English, Mandarin, Malay, and Cantonese, enabling her to communicate seamlessly with clients from diverse backgrounds.

Real Estate & Property Transactions

Acted as Vendor’s Solicitor for the disposal of a factory in Selangor valued at approximately RM8.6 million including applying for Menteri Besar approval on property transfer from Bumi to non-Bumi.

Acted as Vendor’s Solicitor for the disposal of a three (3) storey bungalow in Kuala Lumpur valued at approximately RM16 million.

Acted as Purchaser’s Solicitor for the purchase of vacant residential land in Kuala Lumpur valued at approximately RM7 million.

Acted as Purchaser’s Solicitor for the purchase of an office suite in Kuala Lumpur valued at approximately RM4.5 million.

Acted as Purchaser’s Solicitor for the purchase of a three (3) storey shop office in Selangor valued at approximately RM3.45 million.

Acted as Vendor’s Solicitor for the disposal of a Sri Petaling property worth RM1.8 million.

Advised Purchaser for acquisition of Kuala Langat land with factory worth RM53 million.

Advised Vendor for disposal of Kedah agriculture land under Malay Reserved Land worth RM15 million.

Acted as Purchaser’s Solicitors for acquisition of an agriculture land in Segamat, Johor with express conditions to plant rubber only.

Acted as panel solicitor for leading property developers in Malaysia in managing developer projects including perfection of transfer and charge. She successfully perfected 40% of the total units under the owners’ and banks’ names within one (1) year, outperforming other appointed panel solicitors.

Completed more than 170 perfection cases including liaising with developer under liquidation scheme.

Advised and handled the transfer of property from a company to its director in his/her personal capacity and subsequently perfected the property title.

Advised clients on various property-related applications, including stamp duty exemptions and refunds.

Advised on loan drawdown processes involving private and lienholder’s caveats.

Advised and handled banking documentation involving execution by financial institutions on behalf of client pursuant to power of attorney arrangements.

Corporate & Commercial Advisory

Acted as retainer legal counsel for a Singapore franchise company overseeing its Asia Pacific group of companies comprising seven (7) affiliated companies.

Acted as retainer legal counsel for a China manufacturing factory in Nilai with a recorded profit after tax of approximately RM13 million.

Advised corporate clients such as a Johor Bahru factory on operational and commercial matters, including employment-related issues and local authority requirements.
Probate & Estate Administration

Handled rectification of historical estate documentation which is Letters of Administration issued since 1992, including amendment of asset list under Lembaga Hasil Dalam Negeri Malaysia (“LHDN”) Form 12.

Registered administrator’s name on the title as Administrator de bonis non.

Handled transfer from trustee to beneficiary and change of administrator.

Advised and acted in resealing of Sabah Grant of Probate for estate administration purposes in Peninsular Malaysia.
